Signs Your Water Heater Is About to Fail
Most water heaters give clear warning signs before they fail completely. Here's what to watch for — and when to call.
Age
Tank water heaters typically last 8-12 years. Tankless units last 15-20 years. Check the serial number on the unit — the first four digits usually encode the manufacture date (month and year).
Rusty or Discolored Water
If your hot water (not cold) is rusty or has a brown tint, the tank's interior lining may be corroding. This usually means replacement is needed within 6-12 months.
Strange Noises
Rumbling, popping, or banging sounds indicate sediment buildup at the bottom of the tank. This forces the unit to work harder and shortens its life. A flush may help, but in older units, it's often a sign of the end.

Water Pooling Around the Base
Any moisture around the base of the unit is serious. It may be a slow tank leak, a failing T&P valve, or condensation from a failing unit. Don't ignore it.
Inconsistent Temperature
If your hot water fluctuates between hot and lukewarm without changing the faucet, the thermostat or heating elements are likely failing.
